Planning to rent your property? Every property containing rental units within the Borough shall be required to register, submit to inspection and be licensed in order to rent or lease the same. This is an annual fee and a fire inspection will be conducted. When your inspection passes, your rental license will be mailed to your permanent mailing address.

If you have rented in the previous year, you will receive an invoice in the mail during November. This invoice will have the date of your upcoming rental inspection stamped on it. The inspection dates are based on your property location and help our office operate more efficiently.

If this is your first time renting, you will need to complete the two page application below. Print out both rental and fire applications and mail them in with your payment.

Rental Registration Information

  • Rental RENEWALS – Due on or before December 31 for the upcoming season to avoid paying additional $50 late fee! If you send your renewal payment in late, include an additional $50 payment for each rental invoice.
    NEW Rentals – First time renting or new owners require a two page application and floor plan.

  • Inspections start the first week in January continuing thru April, based on your property location. This arrangement has proven to be effective and efficient. Please mark your calendar and make necessary arrangements; your date will not be changed. Keys are picked up from your realtor prior to your scheduled date. You do not need to be present for the inspection.

  • Avoid re-inspection fees by having your property ready on your scheduled inspection date.
    $25 is charged each time the inspector returns to your property.
     
  • You MUST have a Cape May County representative with access to the rental property. Verify the keys work prior to the inspector’s arrival. Kindly note “courtesy” key or change in realtor on invoice.
  •  
    Rental and Fire fees are not refundable. If you sell the property, the license is transferable to the new owner. Notify us promptly in writing if you decide not to rent.

Fire Inspection Information*

1.              Fire Extinguishers- One fire extinguisher is required for each kitchen. The minimum rating is 2A 40 BC, but can be higher (ex. 3A 40 BC). Extinguisher must be mounted in the kitchen. If hung in the front of a cabinet/ closet; cabinet/closet must be labeled “fire extinguisher”. Extinguisher must be inspected yearly by a NJ fire extinguisher dealer and tagged with the service date. 2.              Smoke Detectors- One smoke detector is needed per floor and within ten (10) feet of the bedrooms. New construction after 1990 requires additional detectors in each bedroom. The batteries should be changed annually. Battery detectors may not replace hardwire detectors. Hardwire detectors must be interconnected.

3.              Carbon Monoxide Detectors- One per floor and within ten (10) feet of the sleeping areas, including bedrooms and pull-out sofas. Required when gas, oil, fireplace or an attached garage is present on site.

4.              Propane gas grills- Are not permitted on any deck, under overhangs/awnings or within five (5) feet of exterior walls. Grills can be stored inside, but the propane cylinder must be removed and returned to an exchange center or may be stored in a secured location outside the premises. Natural gas, charcoal and electric grills are permitted.

5.              GFI receptacles- Are required within six (6) feet of water source. Electric must be turned on by you or your agent for scheduled inspection date.

6.              Alarm Systems- If you have an alarm system that goes to central station, you must have it tested annually and forward a certificate with your payment or via fax. A Knox Box is also required and may be purchased at www.knoxbox.com.

7.              Hot water heaters- Heaters & furnaces require at least three (3) feet clearance for stored items and must be free of combustibles and flammables such as paints and cleaners.

8.              Electrical- Replace missing or cracked electrical receptacle outlet and switch covers. Extension cords and multi-plug adapters are prohibited; surge protectors/power strips are permitted.
